In 1986, several Accredited Rural Appraisers (ARAs) began developing a standard (form) appraisal report that would capture the appraisal methodology taught by the American Society of Farm Managers and Rural Appraisers (ASFMRA). After several years of extensive testing, the Uniform Agricultural Appraisal Report (UAAR) format was developed and it consists of rural appraisal forms, worksheets, and supplemental pages for describing and analyzing data for rural properties. The development of the UAAR® has been an important contribution in standardizing rural appraisal and review reports. Initially, the format was designed to meet the Farmer Mac reporting standards, but it was quickly adapted to address the requirements of the profession, including the Uniform Standards of Professional Appraisal Practice (USPAP).
The UAAR® embraces the appraising principles of the American Society of Farm Managers and Rural Appraisers (ASFMRA) and Appraising Rural Properties, a rural valuation textbook (a joint venture with the ASFMRA and the Appraisal Institute).
AgWare, Inc. was established in 1990 and is the owner of the Federally Registered Trademark “UAAR®” and the copyrighted UAAR® Forms, the UCRR® Forms, and the Standard Appraisal Review Report (SARR™).
Today, the AgWare, Inc. agricultural appraisal software suite includes both a sales database (DataLog) and a report processing component (ClickFORMS), and is commonly referred to as AgWare software.
